Imagine Boston 2030 initiative

View of the skyline from Boston Harbor

View of the skyline from Boston Harbor

The city of Boston is asking residents to rate the city’s priorities as it looks to the future and plans for Boston 2030. After getting initial feedback earlier this spring from more than 10,000 residents, the city  is now asking residents to prioritize the themes. Ideas like developing more affordable housing, improving public transit (and infrastructure in general), creating more open space and encouraging entrepreneurial ventures are just some of the concepts shared.

Help Boston prioritize these concepts and share your thoughts.

Andrew Square project: Washington Village

Dorchester, Southie, South Boston, Real estateEarlier this week the Boston Redevelopment Authority approved the Washington Village project, which will reshape a five-acre swath of South Boston turning the mostly unused space into more than 650 new residential units, a plaza and 99,000 square feet of restaurant and retail space. The new development will be near Andrew Square between Old Colony and Dorchester avenues.

The development is not only one of the largest residential projects approved but it also stands out for combining both homeownership units and rentals with 17% of the residential units reserved for affordable, lower- and middle income residents; targeting what The Boston Globe article from earlier this week referred to as ‘middle-class clientele’, that has largely been left out of the current building boom.

You can read the full article about Washington Village in The Boston Globe.

Yesterday boston.com published several renderings of the new global headquarters GE is building and will move into in 2017/2018. The two existing brick buildings that originally housed the NECCO candy company will soon be home to 800+ employees. More renderings of the new headquarters are here.

The Boston Globe also reported that GE’s upcoming complex will house a waterfront dining spot that could have live music on Friday and Saturday nights.

Median 1-bedroom rentals near MBTA stations

If you rent in Boston, chances are you have a lease that starts on September 1st, which means if you are thinking of moving you probably need to give your notice next week. As you contemplate where you may end up moving, check out this interesting graphic from RentHop.

RentHop has shared the median price of one-bedroom apartments by MBTA subway stop and it also shows how much that one-bedroom rental has either gone up or down over the past year.

Boston apartment, rent

For example, last year renting an apartment in Central Square would have been a cheaper option, but over the past year, rent has jumped 9% near Central Square.

As one might expect, most prices have increased since last year, but some seem to have increased disproportionately.

  • Green Line – Riverside: +$331.25 +22.1%
  • Red Line – Savin Hill: +$258.75 +18.3%
  • Blue Line – Aquarium: +$320 +16.2%
  • Green Line – Boston University: +$250 +13.9%
  • Red Line – Central Square: +$168.75 +9.0%

While it often feels like all the prices in Boston are going up that is not universally true.  Here are some MBTA stops that have seen price drops:

  • Red Line – Mattapan -$268.75 -14.9%
  • Red Line – Butler: -$221.25 -13.4%
  • Orange Line – Community College: -$173.75 -7.8%
  • Green Line – Lechmere: -$150 -6.8%
  • Blue Line – Logan Airport: -$50 -2.9%

You can read more about the research and see a larger image of the MBTA map shown above, here.

Manhunt’s “Boston Blizzard” pool party

Manhunt, Manhunt MansionWith temperatures this past Saturday in the mid 90s, the Boston’s gay softball team pool party at the Manhunt Mansion could not have been better timed. While the Manhunt pool parties have become popular summer fundraisers, this was easily the most crowded I’ve seen.

In spite of the crowd, the pool party may have been the best I can recall attending. The final Manhunt pool party (quite possibly forever since the mansion will possibly go on the market soon) will take place this Saturday with funds raised going to Boston’s gay rugby team, Boston Ironsides. For more details about the pool party visit the event page: Manhunt Pool Party.

Saturdays at M Street Beach: Kiki Beach Boston

Kiki Beach on M Street BostonEvery Saturday the M Street Beach has attracted scores of gay men. This past Saturday with temperatures in the 90s, Sergio and I headed down to M Street Beach to join the fun. By 12:30 we counted about a dozen groups ranging in size from couples to much larger groups of men slowly overtaking part of the beach.

Southie has no shortage of package stores you can either stop at on your way to the beach or walk to should you run out of any essentials and most guys were quite friendly sharing what they had with anyone around. All that is missing to make this easier to spot is a gay pride flag, but if you look around carefully and listen for the club music it will only take you a few minutes to spot this group, which usually set up near the bus stop about midway down M Street Beach.

Unofficial Bear Week party in Boston tonight

Bear TshirtBear Week in Provincetown now attracts tens of thousands of men from all over the US and the world. Many of those men have started arriving in Boston today so they can take a fast ferry to Ptown Saturday morning for their weekly rental.

Ptown Bears encourages their readers to head over to The Alley early and I would do the same with my readers who may be looking for something different / fun to do tonight. Typically this is one of the busiest nights for The Alley so if you are looking for something different to do, head over to The Alley but don’t be too fashionably late otherwise you will likely be standing in line.
