Boston Pride Guide is now available

Gay Pride BostonBoston Pride has done a nice job assembling the official Boston Pride Guide for 2015.  The guide fully details all the programs that one can attend ranging from the large Pride Parade on Saturday, June 13th, that is expected to attract 400,000+ spectators and include 25,000 marchers to the less obvious like A Conversation with Pussy Riot at The Wilbur Theatre on Friday June 5th.

If you cannot pick up an actual copy you can still view the calendar of events online at bostonpride.org/calendar. Bay Windows will publish an *unofficial* Guide to all things related to Pride that is available on their website starting tomorrow, Friday, May 29th at www.baywindows.com and will be distributed in hard copy starting next Thursday, June 4th.  Be sure to get a copy of this as well since there are many unofficial Pride events – and often these are more fun than the official programs.

Could this be the sign of a new trend in real estate development in Boston?

The Boston Herald is reporting that nearly half (46%) of all new housing that started construction in Boston (January – March) is designated as affordable housing.

According to a housing report released from the city earlier this week these properties are designed for people who make between $50,000 and $95,000; that is an increase of 26% over the same time last year.

That translates into 745 units designated as affordable housing or middle-class housing as compared to 442 high-end or “luxury” units that began during the same time period.  An example of the housing under construction is Bartlett Place in Dudley Square which is a mixed use property that will have 32 of the 60 units designated as affordable.  For more information about projects like Bartlett Place visit courbanize.com.

I hope that this is a trend that continues to help make Boston a more affordable and diverse city welcome to everyone; teachers, social works, artists, etc… as well as engineers, lawyers and doctors. You can read the full article here.

Lawn on D Season Opening party

Boston, Boston Park, Seaport Park, SouthieWith the Winter finally over Lawn on D is ramping up for their first event of the spring season later this week on Friday, May 15th.

One of its features coming this spring includes a 16,900-square-foot inflatable maze designed by Architects of Air, a British firm.  Artistic director Alan Parkinson calls this particular labyrinth Pentalum, which was developed, according to the firm’s website, in 2013 as “a celebration of the beauty of geometry.”

The maze will be open from May 28 to May 31, and will cost $5 to enter.

Together Boston Festival May 10 – 17

music festival BostonTogether Boston, a festival now in its sixth year, brings together Boston’s underground music community this week.  In addition to parties you can attend demos, meetups and lectures centered around the three disciplines: music, art and technology.   The point of this festival is twofold: first to have fun and come together; second, to draw attention to the gifted and creative economy in and around Boston nightlife.

ArtWeek Boston starts May 1st

Presented by Highland Street Foundation and produced by Citi Performing Arts Center, the 10-day ArtWeek extravaganza that starts next month spotlights programs like pop-up dinner theater and or entertainment, immersive workshops in unusual places, behind-the-scenes sneak peeks, and more. The intention is to highlight bold, creative and unique events that are unexpected.

All the fun will start at the ICA at their ArtWeek Cocktail Kickoff April 30th 5:30 – 7:30 PM.  For more information about the week+ of arts programs visit their website at artweekboston.org.

 

MBTA is free today

Late night serviceLast month MBTA officials announced that passengers boarding buses and trains can ride for free.  The MBTA will leave fare gates open all day — similar to what the T does on New Year’s Eve and the Fourth of July — so that riders can casually walk through and board a vehicle at no cost.  This is a PR campaign meant as an apology for the delays / lack of service that caused major headaches for Bostonians this past winter. While it doesn’t make up for the issues, you may as well make use of the free rides all day today.

DTX Roche Bros Groceries opens April 29th

Boston, grocery store, roche brothersLast Monday The Boston Globe reported that Roche Bros. Supermarkets will open the doors of its new 25,000 square foot flagship grocery store in Downtown Crossing on Wednesday,  April 29. I’m just happy to see life coming back to Downtown Crossing and a viable grocery store moving into the Downtown Crossing neighborhood.

The new Roche Bros. will feature grab-and-go items as well as several hot and cold food bars on the ground floor.  A lower level, which formerly housed Filene’s Basement, will house a traditional grocery store with a bakery, deli, specialty cheeses, meats and fresh seafood.

Boston Marathon

Boston MarathonToday is Patriot’s Day, a holiday commemorating the anniversary of the Battles of Lexington and Concord, but ever since 1897, Patriot’s Day has also been race day for the Boston Marathon. This year’s marathon marks the 119th anniversary of the Boston Marathon, making it the world’s oldest annual marathon.  It is also one of my favorite days to be in Boston. Even though the weather this year is cool and rainy, I’ll be celebrating by watching the Red Sox at Fenway and cheering on the marathon runners as they come into Back Bay.

Boston’s affordable home buying program

BRA, Boston, cost of living, housingLast month one of my readers noted my real estate themed posts only showcase costly new construction like the Ink Block, Four Seasons, etc… and after reflecting upon that constructive criticism, I thought I’d give a shout out to Boston’s affordable home buying program.

Boston has a well deserved reputation for being an expensive city to live, but there are opportunities to purchase and rent more affordable condominiums and apartments if you are persistent and know where to look. One such resource is the BRA Affordable Units website, which lists existing affordable units.

There is more information about Boston’s affordable housing program on the BRA website, bostonredevelopmentauthority.org/housing/overview.  While this program can take time and requires a lot of paperwork – it can really pay off.  I know this firsthand because back in 2002 / 2003, Sergio and I decided to look into this program.  At the time, Sergio was working as a flight attendant and I was working at a health and human services nonprofit; our combined income was barely enough to afford rent but thanks to Sergio’s persistence after a few missed opportunities we were able to purchase a home through Boston’s affordable home buying program at Rollins Square in the South End.

Of course there remains a chronic shortage of affordable housing in Boston and the Mayor and surrounding communities need to do more to help make housing and rentals more affordable but there are properties available (and in some great neighborhoods) if you do your homework.  For all you would-be home buyers, I wish you luck in finding the perfect property for you.

John Hancock Sports & Fitness Expo is open

Boston MarathonPart of the Boston Marathon experience is the build up of excitement, starting the weekend before, as tens of thousands of visitors come to Boston ahead of the race, which takes place this Monday.   One of those events that is fun to check out (and free) is the three-day John Hancock Sports & Fitness Expo at the Hynes Expo in Back Bay.  Last year, more than 100,000 attendees participated.

In addition to possibly meeting  some of the world’s top runners and fitness enthusiasts, the Expo also offers an opportunity for bargain shoppers looking for health and fitness related apparel and products.

Boston Globe reports Eataly will open in Boston in 2016 at the Prudential Mall

BostonFollowing rumors that were reported a few months ago that Mario Batali was looking to open a third US location for the Eataly chain here in Boston, one day after his Babbo Pizzeria opened in the Seaport, The Boston Globe reports that Battali’s Eataly is close to signing a lease at the Shops at Prudential Center.

Early plans call for the marketplace to take over the existing food court at the Shops at Prudential Center. Eataly will add a street-level entrance with a cafe, leading up to the marketplace and connecting to a new building under construction on the Pru property. A new rooftop restaurant and brewery, seating up to 300 people, will be added above the space currently occupied by the food court.   Saper said plans for the Boston Eataly may change and his team has yet to sign a lease with Boston Properties Inc…Eataly hopes to open in mid- to late-2016, he said.

Jacques to ask Boston Licensing Board to change their liquor license

Gay, Drag, CabaretUniversalHub reported over the weekend that Jacques Cabaret  in Bay Village will go before the Boston Licensing Board today to get permission to change their liquor licence, which currently requires that they serve food.

Yesterday, Jacques had to explain to the same board why the Boston Police caught them on March 2nd not offering food to customers.  FYI – Jacques doesn’t even have a kitchen or food-preparation area, which begs the question, how did they get a liquor license that requires they serve food in the first place?

Jacques has a long, rocky history with neighbors who have complained about noise and loitering outside and nearby the cabaret.  I hope that they can manage to get this licensing issue straightened out quickly.  While I may not visit Jacques it is the only remaining drag bar in Boston, and  I would hate to see them penalized or worse over this issue.

Although Boston isn’t quite there yet, spring is definitely in the air and it is a beautifully sunny day in Boston.  This courtyard in the McKim building of the Boston Public Library (BPL) is one of my favorite places to enjoy in good weather. The BPL courtyard (open to the public) is surrounded by an arcade that reminds me of architecture more often found in Europe than the US and is the perfect place to get away from all the noise and nonsense in one’s life.

Whenever visitors come to Boston, I bring them to the BPL.  It isn’t on a lot of tourists radar but everyone I bring here leaves both impressed and glad they stopped by. If you have time be sure to also walk upstairs to check out the John Singer Sargent’s murals.

Boston ranked 3rd most walkable city in America

LGBT Boston, gay life bostonEarlier this week Boston was once again ranked as one of America’s most walkable cities. I suppose the only real surprise in this ranking is that San Francisco ranked so high (ranked #2 behind New York City). While San Francisco is a beautiful city and one that is relatively easy to walk around, I would think the hilly topography would make it difficult for anyone with disabilities and or who may be older.

This annual ranking by RedFin, consistently ranks Boston as one of America’s most walkable cities.  Some of the other cities that scored well in addition to #1 – NYC, #2 San Francisco and #3 Boston, included: Philadelphia, Miami, Chicago, Washington DC, Seattle, Oakland and Baltimore.
