Back Bay / South End Gateway proposal updated

boston real estate, Back Bay T Station

Back Bay/South End Gateway proposal will include 1,260,000 sq ft

Last month the development team for the Back Bay/South End Gateway project shared their revised plans to transform the MBTA Back Bay station, the neighboring 100 Clarendon St. parking garage, as well as the entire block bound by Dartmouth, Stuart, Clarendon streets and Columbus Avenue, which also includes four air-rights parcels.

Their plans call for a sprawling mixed-use complex that includes three new high-rises that would accommodate residential, retail and office space, including an office tower with ground level retail. In addition, a new 11,000 square-foot public plaza has been proposed for the Clarendon Street side of the station.

Images below were provided from the February 1, 2017 documents shared with the Boston Planning and Development Agency. All images are from the Back Bay / South End Gateway Project Draft Environmental Impact Report. Click on the images below to enlarge.

More modifications will likely be made before it gets board approval. Public comments on the project will be accepted until April 16 and can be directed to Michael Rooney, project manager for the Planning & Development Agency, at Michael.Rooney@boston.gov. The members of the council who initially voted to ban OUTVETS should step down

gay boston, lgbt rightsAn “emergency” meeting was held on Friday by the 13-members of the Allied War Veterans Council of South Boston — the group who organize the annual St. Patrick’s Day parade. Following that meeting, they announced they signed an ‘‘acceptance letter’’, clearing the way for OUTVETS to participate, which in effect reversed their original announcement barring the group from the 2017 parade.

While the organizers ultimately did the right thing they’ve once again cast a shadow over an uncomfortable legacy of discrimination.

It was unclear if the reversal of the decision was a result of a second vote by the council, but what is clear is that several of the members of the council need to step down and allow new members to replace them. While the organizers ultimately did the right thing they’ve once again cast a shadow over an uncomfortable legacy of discrimination that most of us had thought was put to rest when the LGBT group (OUTVETS) were first allowed to march in Boston’s St. Patrick’s Day parade in 2015.

The damage done by the members of the council who initially voted not to allow OUTVETS to march was self inflicted and news of their decision was picked up by local, national and international media. Those who initially sought to justify their vote to ban OUTVETS claimed it was the use of the groups rainbow in their logo that was the source of them being denied to which Bryan Bishop, OUTVETS Director replied,  “…I told them if that’s the case, then every picture of a rainbow in the parade that leads to a pot of gold needs to be removed.”

However, the bizarre excuse sounded more like a vain attempt to deflect criticism and calls of discrimination that put the parade in jeopardy as more of Boston’s Southie residents started speaking up and as several high profile parade sponsors sought to distance themselves by ending their relationship.

Cheers: Mayor looks to add 152 new liquor licenses in Boston

Stella Patio PartyEarlier this week Mayor Marty Walsh office working in conjunction with City Councilor Ayanna Pressley would add another 152 non-transferable liquor licenses to the City of Boston over the next three years. The proposal would bring the following to Boston from 2017 to 2019:

-Ten citywide (seven all-alcohol licenses and three malt & wine) licenses a year, with no more than three a year able to go to Back Bay, Beacon Hill, and North End each (30 total)

-Five licenses (three all-alcohol and two malt & wine) a year, 15 per neighborhood over three years, for each of the following: Dorchester, E. Boston, Hyde Park, Jamaica Plain, Mattapan, Mission Hill and Roxbury (105 total)

-Five licenses (three all-alcohol and two malt & wine) a year for Main Streets Districts (15 total) as well as one all-alcohol license for the Boston Center for the Arts in the South End (hooray!) And finally the Lawn on D would get one all-alcohol license.

More needs to be done to reform the State’s antiquated liquor licensing laws but this is a move in the right direction. You can read the full article from BostInno, here.

Rainbow flag cited as reason to deny OUTVETS in Boston’s St. Patrick’s Day parade

St. Patrick's Day Parade Boston, LGBTQ, GayNo doubt the 13-members of the Allied War Veterans Council of South Boston who organize the annual St. Patrick’s Day parade knew there would be a backlash and bad press from their decision to not allow OUTVETS, a LGBTQ veterans group which had been allowed to march in the previous two parades, but the condemnations that have come from the Governor, Mayor, Parade Grand Marshal and politicians who had planned to join the parade combined with the growing list of corporate sponsors now distancing themselves and withering scorn from Southie residents may be more than they bargained for.

OUTVETS Boston

U.S. Rep. Stephen Lynch who is a Southie resident pledged yesterday to help resolve this issue saying, “I will get on this as soon as I possibly can and try to ferret out the problem and resolve it, and have it so that the OUTVETS are not only allowed to march, but are welcome to march.”

outvets boston logo

Bryan Bishop, OUTVETS Director is on record telling the Boston Globe the reason for not being invited to the parade stems from their logo, which features a small rainbow patch. Bishop said the council members view the rainbow imagery — a symbol of solidarity among LGBTQ advocates — violates the code of conduct because the council saw it as representative of gay sexuality. Bishop’s response was spot on IMHO, replying,  “They said people felt that rainbows represent the gay community… I told them if that’s the case, then every picture of a rainbow in the parade that leads to a pot of gold needs to be removed.”

The excuse provided to Bishop sounds flimsy at best which only further convinces me that the Allied War Veterans Council of South Boston neither thought through their reasoning or are prepared for the mounting pressure which if OUTVETS remains barred from marching will likely be all the media and press coverage discusses on the day of the parade.

Women’s March

womens-march-on-washington-dcIt is unprecedented to think that just 24-hours after Trump was sworn into office in Washington D.C. The Women’s March in D.C. appears to have drawn crowds that rival in size those of the inauguration to the incoming President.

“We can whimper, we can wine or we can fight back. Me I’m here to fight back!”  U.S. Senator Elizabeth Warren told more than 175,000 protesters at the Women’s March Boston

It has been many years since I’ve seen so many people exercising their right to protest (an estimated 80,000 175,000 in Boston with an estimated 3.3 to 4.2 million people across the U.S.), and I can not think of another instance where the incoming President has received such an overwhelming rebuke – not just in DC and Boston but worldwide.

I know much will happen over the next four years that I will disagree with, but I am energized and encouraged by what I am seeing not only in the streets of Boston but throughout our country. As a socially progressive liberal, it is rare to see so many speaking out and my only hope is the intensity remains. Much thanks to my friends for sharing some of their photos from today’s march in Boston since I could not be there personally.

Bullfinch Crossing development by Gov’t Center

The HYM Investment Group, Government Center Garage Redevelopment, Boston RealestateThe demolition of the hideous Government Center garage is underway according to the website bldup.com. Replacing the ugly garage will be “Bulfinch Crossing”, (referred by many as Government Center Garage Redevelopment). The massive project that totals 2.9 million square feet will include a pedestrian-friendly streetscape, plaza and six mixed-use buildings on two blocks spanning 4.8 acres. The development is sandwiched between Government Center, The North End, Beacon Hill and The West End.

When fully built, there will be 800+ housing units, 200 hotel rooms, 1.15 million gross square feet of office space and 82,500 gross square feet of retail space at Bulfinch Crossing. The reconfigured garage will contain approximately 1,100 parking spaces which is significantly less than the original garage held but the transformation will hopefully be worth it.
