Governing Magazine quantifies gentrification in Boston’s neighborhoods

Governing, real estateReal estate professionals are going to find Governing’s analysis of the impact and degree to which neighborhoods have gentrified in the nation’s 50 largest cities to be fascinating. The finding that jumped out to me was, that gentrification greatly accelerated in several cities but not everywhere.

For those who think ‘gentrification’ is a dirty word, you may be pleased to note that while six neighborhoods (J.P., Fenway, East Boston, South Boston, Dorchester, and the South End) were identified, the impact is not as noticeable as it is in other cities. You can see how gentrification is impacting your home city by linking here.  If you’d like to take a closer look at the interactive map Governing Magazine created for Boston (shown above) link here.

Developer looks to build office atop garage at 1000 Washington Street in South End

South End development proposal

Nordblom Co. wants to add 200,000 square feet of office space to the garage of its 1000 Washington St. building in the South End.

The Boston Herald reported over the weekend that two developers Nordblom Co and Rubenstein Partners submitted a letter of intent to the Boston Redevelopment Authority to build a 200,000+ square foot office and lobby addition to the parking garage at 321 Harrison Avenue.

The garage is located at the intersection of Herald Street, next to 1000 Washington Street (former Teradyne Building which is currently leased by state agencies). The new office space would result in the loss of some 60 parking spaces in the approximately 300-space garage, which would serve the new project and 1000 Washington.

Year of the monkey

Year of the MonkeyMuch thanks to two of my favorite Tweeps on Twitter, @OneRebelDevil and @LargeTony for bringing this hilarious “Year of the Monkey” design to my attention this past weekend.

The design is meant to celebrate the Chinese New Year which starts today, but it took me forever to see the monkey. I saw something quite different initially.

Massachusetts is watching $1 billion in tax revenue go up in smoke

smoking weed, pot, 420Earlier this week it was reported that marijuana sales in Colorado topped $1 billion in 2015. That is an increase in revenue of nearly 45% from about $700 million in the previous year.

So my question to residents in Massachusetts is twofold: first do you believe the reputation of Colorado has been somehow tainted and is now a less desirable place to live or visit because of the legalization of marijuana?  Second, do you think our state can afford NOT to sell marijuana?

Q: If MA sold $1b in marijuana, how much tax revenue would it generate?
A: $62,500,000 (based on MA 6.25% sales tax)

Presumably the sale of marijuana in Massachusetts would be subject to more than our 6.25% sales tax much like cigarettes have additional taxes. Think about how much money we’d generate from the sale of marijuana and square that with the fact that we can’t find the money we need to invest in our infrastructure, improve our schools or make our state universities more affordable.

ABOUT NOT DARK YET: “Fascinating, surreal, gorgeously written, and like nothing you’ve ever read before, Not Dark Yet is the book we all need to read right now. It is art about science, climate change, and activism, and it vitally explores how we as people deal with a world that is transforming in terrifying ways.”  BuzzFeed

If you’d like to read the book I’d like to encourage you to consider purchasing it from one of Boston’s independent booksellers.

Restaurant review: O’Hara’s Pub WTC

O'Hara's Pub NYC Guinness

Source: 3.bp.blogspot.com

My trip to New York City last month brought me to the Financial District; an area of the city I’m not familiar with so after doing a quick search online I found a pub called O’Hara’s that had scores of rave reviews and was near by.

Upon entering O’Hara’s you’ll note the hundreds (if not thousands) of patches from police departments. It gives the place a certain charm and paid tribute to those men and women who spend their careers serving and protecting others. I liked O’Hara’s the minute I walked in the door. The bartender, Paul, had an easy going personality and maintained conversations with everyone at the bar without ever seeming to rush anyone or leave any patrons waiting.

O'Hara's Pub NYC iiThe food is mostly of the comfort variety. I was tempted to try the Shepherd’s Pie which Paul said was delicious but huge, so I opted for one of their many burgers on the menu. I ended up ordering the Bronx Burger which comes with mushrooms, sauteed onions and American cheese as well as a generous pile of French fries all for $12.50 (pretty damn cheap by NYC standards).

The food, beer and service all lived up to the hype in those reviews, I’m happy to say. If you are looking for a classic pub and the corresponding grub this is a place to check out. O’Hara’s Pub is located at 120 Cedar Street and serves food much later than most of the surrounding bars and restaurants. If you do stop by tell Paul the guy from Boston says “Hello”.
